How your EMI is calculated
Every EMI is a mix of interest on the outstanding balance and repayment of principal. Banks use the standard reducing-balance formula:EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1)where P is the loan amount, r the monthly interest rate, and n the number of months. In the early years most of the EMI goes to interest — the amortization chart above makes that visible — which is exactly why early prepayments save so much.

Banks let 40–50% of monthly income go to EMIs. Rental income, bonuses, and a co-applicant raise the ceiling.

How much EMI do I pay per ₹1 lakh of home loan?

How much home loan can I get on my salary?
Banks typically allow 40–50% of your monthly in-hand income to go towards all EMIs combined. On a ₹1 lakh monthly income with no other EMIs, that supports a loan of roughly ₹50–55 lakh over 20 years. A co-applicant's income increases eligibility.
What credit score do I need for a home loan?
A CIBIL score of 750+ gets the best advertised rates. Between 700–750 most banks still lend at a slightly higher rate. Below 700, approval becomes harder — clearing card dues and waiting a few months before applying usually helps.
How much down payment is required?
RBI caps lending at 75–90% of property value depending on the loan slab, so plan for at least 10–25% as down payment plus stamp duty and registration (another 5–8%). Your down payment is simply the property price minus the loan the bank sanctions.
Fixed or floating interest rate — which is better?
Most Indian home loans are floating-rate, repo-linked, and get cheaper when RBI cuts rates. Fixed rates start higher and often carry prepayment penalties. Floating suits most buyers; fixed makes sense only if you need certainty in EMI for a few years.
Can I prepay my home loan without penalty?
Yes — RBI rules prohibit prepayment penalties on floating-rate home loans for individual borrowers. Prepaying in the early years saves the most interest; the prepayment calculator above shows the exact savings and tenure reduction.
What documents are needed for a home loan?
